Dubai Property Chartbook - August 2017: Broad recovery from a hiccup in June

Background & methodology

Our proprietary Dubai Property Chartbook tracks activity in Dubai’s property market including the number of transactions, transaction value, mortgage vs. sales transactions, selling prices, rental yields and listing prices. We have gathered more than 206,780 data points for real estate transactions based on REIDIN database and cross-checked them with the Dubai Land Department (DLD). Transaction data dates back to January 2010 on a daily basis. As for listings and rental yields, data analysed are according to the REIDIN listing database, where we analysed more than 3,848,812 data points across Dubai starting January 2010. Our analysis is on monthly, quarterly and annual bases.
 
Market segmentation

We categorise the entire market in Dubai into three segments: luxury, affordable and budget segments. Our primary market segmentation criteria are based on the average selling price prevailing in various areas.
 - Luxury segment includes Downtown Dubai (high-end), Old Town, Palm Jumeirah and Dubai International Financial Centre (DIFC) areas
 - The affordable segment includes Business Bay, Jumeirah Lake Towers (JLT), Dubai Marina, Emirates Living, Arabian Ranches and affordable units in Downtown Dubai (which we define by tower)
 - The budget segment includes International City, Discovery Gardens, Dubai Sports City, Jumeirah Village, International Media Production Zone (IMPZ) and MotorCity
We analyse each segment in detail, with emphasis on the total number of transactions and its value, the breakdown between cash sales vs. mortgage sales, average transaction prices and rental yields.

 - The index is based on the above mentioned market segmentation with the following weights:
 - The luxury segment – 29.8%
 - The affordable segment – 42.0%
 - The budget segment – 28.2%
